The Timeshare Location Myth

It is a time-honored tradition that the first maxim of real estate is location, location and location. When looking for a home or business this is a hard and fast rule, but in the case of a timeshare this is not always the case.

The timeshare industry is gaining a lot of popularity because timeshare owners can trade or exchange their location and travel to different destinations around the world! (And very easily!) All indications show that the most important aspect of interval ownership is not necessarily location but unit size and the season of ownership.

This is the reason we encourage you not to get stuck on a specific location or resort unless it is a place you wish to travel to every year. If that is the case you need not read this article any further, but be aware: When you specify a specific resort destination you will more than likely pay a premium for that privilege. If, however, your reason for looking into interval ownership is to save money on vacationing, then read on.

Exchange!
The exchange companies say that all resorts are exchangeable. This may be true, BUT not all resorts are exchangeable for all other resorts. You may never get into a Five Star or Gold Crown Resort if the resort you own is in a state of disrepair or there is little demand for your weeks. For example, Interval International's system operates under a "comparable exchange" concept, designed to match the value of the timeshare week you relinquish to the value of the week you request.

For this reason we often recommend to customers, who are shopping without a specific resort in mind, to find a property where the available unit size and season will work for their benefit. This resort may even be on the other side of the country from where they would usually like to vacation. Why? The philosophy is that by owning a resort site, which fulfills your size and seasonal requirements you will save money by using the exchange to travel to your desired destination. However, this is true only if you are buying your interval ownership at a price that is substantially discounted from what you would pay for your dream destination.

Type A vs. Type B
How the exchange system will work for you depends on how you like to vacation. Are you the type of person (Type A) who plans far in advance or do you prefer to vacation on short notice (Type B). Exchange companies will tell you that the best way to get the destination and resort you desire is to make your request as far in advance as possible. This is sound advice for all Type A travelers and especially true for families traveling with children.

The other way to trade your property is to use short-term exchanges. This form of exchange may be the best way for Type B travelers to accomplish their goals. Instead of booking your vacation as far in advance as possible you do so on a short-term basis, requesting your destination within 60 days o when you wish to travel. By using this approach you can request any season AND any size unit. Your exchange is still based upon availability, but the exchange companies are anxious to use up these weeks before they expire, and the season and unit size you own does not affect the request you make.
